., and you should find some local investors with whom you can connect and learn their investment strategies. 

Also any tips for automating this as much as possible and how to protect the property financially and property management would be appreciated.I ALMOST understand the rental arbitrage strategy if building a company scaling with say 30 + units and looking for high short term cash flow.  

It applies to STR in the same way.Is anyone here adjusting their investment strategy because of this?

With all respect to AirDNA and the amazing data they provide for STR owners, their pricing tool is not on par with most tools available there. 

Look at their marketing strategy.

Looking for mostly BRRRR strategy property.

I think it's a good strategy to shoot for value add.
