I will definitely do my due diligence (as one should do for every property), but I'll be extra careful when wording my offer on this property.At least it will give my agent something not so cookie cutter to look into :).

I've found they've right around retail for the cookie cutter stuff they buy in Austin

Realize all things become cookie cutter after you do them, develop a team and develop an eye.  

I am not advocating for this, just pointing out other options.Bottom line is, there is no one-size-fits-all, cookie cutter answer that will fit your situation, there are only many options for your to choose from, to help you get closer to your goals, based on your specific situation.

Factory sewing, soldering, baking doughnuts, jewelery repair, diamond cutter, US Army, Motorcycle mechanic, coffee distributors, etc... many of them over lapping, while sleeping an average of 2 to 3 hours a day for years.

Provide things like colanders, mixing bowls, spices, salt/pepper, napkins, knife set, cutting boards, measure cups, spoons, blender, wine glasses, wine opener, pizza cutter, etc.

His other option was a "quick fix" where he'd set indoor traps and bait boxes rigged with poison to kill the animals, clean up the mess and the droppings, then seal the entry points.

As long as you keep the fluff out of your rig, then you can scale it to grow with your company.

Get at a "Rigging" store.

But older cookie cutter cabins that are a dime a dozen will struggle.
