I noticed part of the description stated " This property will be conveyed vial an Assignment of Interest in Sheriff's Deed and Quit Claim Deed (Michigan) and an Assignment of the Sheriff's Certificate (Minnesota).".

Rolling the flip proceeds into other deals won't work if the note will be secured by the property - when you sell you'll have to pay off the note to convey clear title.

Most of the loans are insured and will be re conveyed back to the insurer (Fannie Mae, Freddie Mac, FHA etc.).

The letter of intent is typically used to not only notify the seller that you are interested but also to convey the terms you wish to purchase the property with.

If I did, I'd make sure that funds were there to show I was 'ready, willing, and able' to close, and would close and take deeded interest before conveying to the end buyer.
