Augustine has a lot of different neighborhoods...beautiful beaches...Intracostal...high dollar golf communities...quaint historic area...older neighborhoods with concrete block homes with big lots being being brought back to mid century style...less desirable neighborhoods that may never be...you need to decide what niche you want to concentrate on...I think you tell which I like....but a lot of buyers and investors have discovered our beautiful slice of paradise and potential deals are difficult to come by...

You can concentrate on starting your business and finding your main team members that do not need customization.

but you will need to get your ducks in a row and have finance available so you can act quickly.The key is to concentrate on 1-2 areas and get to know them best... looking at multiple small towns NZ is waste of time IMHO.

Agents, lawyers, etc. are hired short term when you need one, concentrate your own efforts on more important things. 

As pointed out by Kevin you need to learn for now and concentrate on starting you own business.

The only way I could imagine caving is somebody putting a lot of concentrated pressure right on the small area of the grout line.Still getting a bunch of mixed responses though.

Choose a tenant pool segment with a high concentration of what I call good tenants.

Some people donʻt like to deal with the paperwork, they rather concentrate on obtaining more deals, getting to contract thatʻs their focus. 

Our main concentration is currently Southeast Michigan, primarily due to the enormous success our investors have had in this highly demanded rental region.I am always looking to find new and alternative routes to buy/sell our product, along with products that we may market to our current clientele.
