Cut out stumpDriveway - I'd clean up the driveway- not sure if it needs only sweeping hard to tell with grass in the driveway-First appearances matter.Front porch and front porch covering- not sure what that is on top but power wash.Living room- Carpet or depending on what floors look like underneath- If wood I would leave wood depending on condition, if not wood carpet- Strip wall paper off walls and nuetral paint- Not sure about the panel.Kitchen- I'd concentrate most of my money here- Tile the floors or if nice wood in the living room then I'd just extend the wood floors into kitchen.

While poor lending practices are certainly a partial contributor of the financial crisis we're seeing, I personally believe there are more fundamental issues, such as a decrease in domestic production, low liquidity among individuals, corporate greed (and personal greed), drop-off in public educational standards, etc.While the lending rules may certainly have hastened (and concentrated) the financial crisis we're seeing, I personally believe it would have happened eventually, even without lower lending standards.So, I disagree with the statement that it "could not have happened without government intervention in the lending market."

We all just about agree it is better to have cash flow and the note paydown to free and clear over time, but in a circumstance where the OG poster could get another rental using no money and break even on a monthly basis, I see that as a positive.Clearly, the choice is cash flow + principle paydown, but if you can get only principle paydown for return using no money, your final return is infinite and the OG posters captial he does have could be used to concentrate on cash flow + pay-down/appreciation.

I've not read the book, but jumping from 100 to 200 isn't going to be statistically valid as a population for analysis, that is too far apart in any market.I suggest you concentrate on the goals at hand, learning the basics, local methods and markets and getting past that examination.
