There is a small balance that I can pay off with a HELOC from another property I have .

This notice contains the homeowner's name, auction date and in some cases a description of the property/principal loan balance. 

Which would leave a balance on the heloc for me to pay off.

I still see a lot of these wholesale fee's in the deals I fund.. since I specialize in the sub 200k or low balance deals in the mid west and rust belt..

also if the balance was 285k if could be way higher with default interest tax's insurance etc etc.

I’m paying that balance down little by little each month though. 

Both Prosper and Lending Club offer loans big enough to cover your 50% down payment.Something I would never recommend to most people, but as a last resort -- if you absolutely knew you COULD pay it off any time you wanted, you could put the down payment or at least a big chunk of it on a credit card and float it between 0% balance transfer offers until you get it paid off.
