It would be a shame if you were to talk yourself out of the potential $6-7k to maybe settle for as little a $1k or less over the mere matter of who pays the deposit.

You're looking at a similar $$ in equity that I was for my last deal, seemed a shame to spend $3-$4k on origination fees, closing costs, appraisal, etc. 

Since it's a 1-4 unit, it would be a shame to not have that opportunity for savings.

Plus completely rebuilt kitchen and baths and all the other things I guessed in my first post.It's one of those cool old places that are just a shame that it probably can't be brought back for any reasonable amount of money.

It would be a shame for me not to attend and share what I have learned when I live right next door to the place.As much as I didn't expect anything out of it, I got two loans through your contact and saved ourselves $17,250 in fee. 

It is a shame that the system is setup for people to blindly invest in the stock market.

It is much more effective for me and what I say depends on where they are in the process and contrary to what you think, most are willing to talk, they are looking for a way out of their problem and they really don't want to chase away some possible help but are basically embarrassed or ashamed.

Its a shame the realtors associations are so powerful.
