The more I learn, the more I discover there is to know, as there's WAY more to flipping than "flipping knowledge".In anticipation of me actively acquiring a rental (hopefully already occupied), I'm actively reading 'Landlording on Autopilot'. 

It seems to be the time of year when I find the best investment opportunities, but at the same time I'm anticipating February/March to get the scoop on how the year might look. 

So while I have an initial nest egg, it doesn't go into the calculations because it isn't anticipated to be spent. 

Real estate is all about anticipation. 

I anticipate some carpenter ant damage, but am wondering about lumber with no damage.

Most already had a plan to leave at the end of the lease when they signed the lease, or they anticipate a rental increase and possible getting kicked out when new management takes over.

Most folks who own their own homes deed it to their kids,,,and yes nursing homes look back 5 years so you have to anticipate this accordingly.
