What stops the person with 51% ownership from…Hiring their spouse to manage the property @ 50% commissionHiring relatives for cleaning/maintenance at inflated prices.Blocking out holidays for their use. etc etc. 

I explained that she should’ve let me know and I would have had any needed cleaning done but inquired as to what was wrong as it had been professionally cleaned and we have not had any complaints from tenants or short term rental guests.

I think all these comments saying “no” are mind blowing, I understand the cost of testing a house for meth is pricey, but if your a landlord one of jobs is to make sure the property is clean and safe for the next tenant, so when there is ANY reason whatsoever to believe there was a meth lab, meth smoked in one of your rentals and believing “tell the tenants no, I won’t test for meth, we can just end the lease and you can find somewhere else to live” is absurd.

So I’m basically just charging for the cleaning.

Please include:When and how is rent to be paidWhen and how are utilities going to be paid (if any)When and how is the cleaning going to be (if shared or provided)What are the costs associated with damages / breaking stuff / calling a technicianWhat are the costs of breaking the lease, finding a replacement if you are doing short term leases on the roomsIf they lost their keys or check bounces what is the charge for it, how the cleaning of the common areas is going to work, and enforcing quiet hours.

They need to drop probably down to $250 but they can’t/wont do that and the cleaning fees and cost to operate the pools prevents them from doing so.

Keeping a long term tenant might be worth it to me versus cleaning up after a 10 year stay, even if the rent is below market. 

We went with 2 of the wash towers in our STR and we are our cleaner's favorite house to care for - the love that they can get all the linens clean so quickly! 

I had to abandon a vacation and come here to oversee this and clean up her mess.
