How did you get comfortable that this is a passive investment (ie. triggering capital gains) vs business income (ie. ordinary income and self employment tax), given the profit participation.

Most have success with having the owner refuse to participate in this.

There are a lot of other Milwaukee investors who participate in the BP forums.

In those cases where objections still existed, then the assurances were given as to our participation and abilities.

There are many people who instead of investing in Real Estate will invest in Small Businesses in their local community and actively participate in growing that business part time like many of us do with Real Estate.

I've been reading books and listening to CD's we've attended a CAREI meeting and I'm looking to participate in the group Mark mentioned below, with my primary focus being short sales and working with distressed homeowners.

In fact, I've pretty much decided that this is the only truly viable way to participate in the low-income or lower blue-collar market.
