A guy goes to a judicial foreclosure auction and manages to pick up a house worth hundreds of thousands for $1K.The lawyer representing the bank was supposed to show up and make a full credit bid but he got stuck in the court restroom.The law firm and/or the bank are screaming at the county constable to do something but the law was followed and they are out of luck.I don't know how the story ends but I imagine that either;a) the bank made him an offer to good to refuse wrapped in a thinly veiled threat of legal actionb) they got a temporary restraining order and then buried him in lawsuitsc) being the easy going fair minded people that they are, they cut their losses and moved on

The downstairs tenant then told me that he couldn't record the upstairs tenant being loud, as his phone wouldn't be able to pick it up.My thinking here is that the downstairs tenant just doesn't like the upstairs tenant and wants him out, as any cell-phone today would be able to pick up loud stomping or a screaming match if it's keeping my downstairs tenants awake.So, short story long, I examined the damage to the door frame and concluded it was caused by the downstairs tenant pounding on the door and am planning on sending him a bill for the damage.

Also check your lease to ensure your tenant can only have a visitor stay for a very clear time frame (10 days to 2 weeks is normal).

If there is more cost than the deposit, outline it, bill them for it... then wait for a phone call or two from the tenants screaming at you, and then go back on about your business.

I am considering not renewing the lease of the second tenant, because I am tired of him never paying rent on time, always screaming at someone on his phone, and I have no idea what this guy's creditworthiness is or what his background is criminally.Any suggestions?
