For you, it would be a very risky strategy because you intend spending money on a property that you don't yet own.My advice would be make sure you have everything ready to get the rehab under way as soon as you have closed on that property.So even though you cannot do any work until you own it, you can have the property inspected by your contractors.

At the end of the investment, you would end up having a nice rental portfolio in a burgeoning area as you know that newly developed homes are underway and a nice profit from marking up 22.5 acres into single family lots to a reputable home builder.
