I simply shook my head.Unfortunately social media has made it easy for these bad actors to get in front of their target clientele and it's normally the  clients who have no liquidity, poor credit and very low chances for success to begin with in this business and put these courses/mentorship on their credit cards who fall even further behind.

Utah is ground zero for these boiler room operations.. just another money grab for those dreamers who think they should be able to do real estate deals with non of their own money... those folks that reply to these are the easiest targets and have 3 to 5k in their credit cards..

(Note: These are non-negotiable requirements) Other Incentive ProgramsSmall Business Improvement Fund: Best thought of as a storefront/small business rehabilitation program, this small grant program ($150,000 for commercial properties and $250,000 for industrial properties) is targeted for smaller renovation projects and can cover anywhere from 30-90% of the cost of remodeling a storefront facade, roof replacement, major systems replacements (HVAC, plumbing, electrical, etc.) or an individual interior space build-out within a larger building to get it tenant ready.

How long will he be employed if he is on podcasts presenting data about how much Airbnb is hurting communities and the housing market.That being said, I think Airbnb, like corporate landlords, are easy targets to blame, even though they certainly add to the problem, but are not the problem.

The rent growth and appreciation in Williamsburg is attractive but the annual returns will likely be lower.If you decide on NYC, you may want to target househack properties with additional income potential like ADUs, storage and private parking.All the best!
