MLS/Redfin/Zillow now shows this as a 2b home.I am totally confused, isnt MLS reliable?

On a positive, 1031X transactions (provided the contingent transaction closes) are generally reliable for sellers.Buyers and brokers will want to note how the contract is written (LLC vs individual) and if necessary align a lender that can close in the appropriate entity. 

That way, when we see a certain property, we don't take forever to evaluate if the numbers work or not.The STR location if we get a beach property will be a long distance from us, so I wonder how self-managed STR is done or how challenging it would be.If you guys have great information you can share or reliable free source, would be greatly appreciated!

If they have an "A" rating under Angie's list but are not "Accredited" with the Better Business Bureau then is this considered a company that is not reliable. 

I often hire the contractor that are reliable but bids in the middle of the spread, and I often have leases that probably have room for adjustments, but if my deals works for my own metrics at conservative metrics, I will do it.And slowly the market rose, and then very very steeply we entered a seller's market.
