I do have to say that during the slower times/recession-like periods getting your rental to be 5-star rated is particularly important, so cleanliness, updates, upkeep, etc become more important.

The guests who have stayed in my house have 5 star raving host reviews on Airbnb, so I'm wondering if dirty outlets, sticky things in cabinets, torn blankets, trash not taken out are a normal occurrence I should just accept and move on from?

I don't read all the subforums, I just read the three pages of "trending topics", so I don't know all the posters, just the most prolific onesalso, I don't read all topics, so I really couldn't tell you the "all-stars"I just know who I will ALWAYS read their posts carefully, and almost always learn something from themand they are @jay Hinrichs, @mike dymski, and @brian burkein the same category, but in addition, I almost always smile or chuckle when I read their posts, is @thomas s.there are many more that I am forgetting, but those are the ones that stand out to meI am on a few forums, but this one I am probably the most quiet on, I try to just read and absorb, and chime in where I can, but not very often.

I figured that if the title company going through seller's side is trustworthy enough, and I have had a very amicable open line of communication with all of them, that I would go with them because their all 5 star ratings are better than any I could ever find, and the seller's lawyer has said oh yeah this title company...yeah basically...not saying I have to be over-trusting, but I do get a sense of the situation and get a sense whether I should insist that I use my own etc etc with all the parties involved knowing everyone will be involved, getting a resolution that is sensible and reasonable. thanks again Todd.
