Is there a time to "put lipstick on the pig" to separate your house from others to get better and more well off tenants or does it just not matter?

I remember reading something about being there (x) amount of days and having an area designated as your separate space.

But what if some units have more than one room in them and I rent out each room two separate tenants?

Everything is organized with an index page, separated and typed onto spreadsheets.

They are 4 separate units.

Then building an ADU might not make sense (although if you do, you can rent out both the house and ADU separately).

If they wanted there own separate stand alone appfolio, so it's segregated data to them, ok solved data privacy but why not internalize PM's than? 

My plan was always to return to Germany after separation; which I did.

And what are the requirements for those funds during that transition (i.e. do the funds have to be in a separate, isolated account - or escrow - similar to 1031 Exchange) when/if there is a time between the Sale of the first and Purchase of the replacement?
