All due respect, why do you care? 

If you keep in mind all the aforementioned and you understand/respect the culture, being very strategic and resourceful there is a great chance you will land on the good side of this.

John, I like to keep things respectful.

The unfortunate thing I sometimes have to explain to my client is that what they "want" in rent isn't always what the market will bare.Long term the real goal is to put tenants in place who will respect the home and remain your tenants for a long period of time.

I have photo documentation and videos of all of this.At the end of the day insurance would not cover this and we had to pull the claim.They are charging us for the full amount and I’ve been able to reduce it by about a 1/3 from $3000 to $1900. 

The sites above probably have 90% of all traffic for each respective strategy.

Note a condo conversion and/or coop/TIC already permitted this but financing may have more options than TIC And process may be easier than a condo conversion   Condo conversions and TIC have been done for decades/years respectively.  

You may want to consider having the newel matched and adding a few more...place another at the corner at the top of the stair and one at the corner closest to you in the photo.

I would assign parking spots respectively before leases are signed.
