Overwhelmingly Positive Testimonials and Reviews from StudentsThe "reviews" for a guru come exclusively or overwhelmingly from individuals who create accounts on BiggerPockets with seemingly no other purpose than to dispense undying love and/or personal loyalty to the guru, with lengthy commentary about the complete life turnaround that spending $5K - $100K had in a very brief period of time, rather than a rational assessment of the pros and cons of the program and their outcomes achieved so far.  

Last thing I would suggest is when looking for your first investment that you dont  max out on your borrowing power.

 $7,000 in 2022 was worth the same as $500 in 1993 in purchasing power for land in our area.We subdivided and sold for $50,000 per acre with “forced” appreciation.  

They have a lot of power and will often get involved.

If they fail to turn on power, you can file eviction.

Just another opinion from an inspector and investor perspective: it is important to have an electrical shut off switch (at least 6 switches or less) to kill all power to a home in case of an emergency.
