You are investing in real estate with the hopes that your tenant will have a voucher, if that's what you want.

For those that do not feel comfortable enough with excel to build out a tool on your own, I would suggest starting by taking excel courses focused on dynamic real estate modeling.

Eventually, I found real estate syndications and became a full time passive investor.  

Really the person that is going into the flipping game should know the market very well to do these comps on their own, and back it up by asking their trusted real estate agent/professional for confirmation.

Also, how effective is their CRM—does it integrate well with other tools, and does it offer automation for follow-ups?

Learn to spot these and it'll help you immensely in your real estate career.
