Hi, Stephen - not sure if you ever pursued learning more about midterm rentals, but I'm noticing from the conversation thread that there's some incorrect or misinformed information in some of the comments.

One other thing I’ve noticed is that more than half of the folks who have viewed the property have been unrepresented by a buyer’s agent.

Notice per law was posted on his door 7 days ago and it was photographed on his door after knocking per law. 

(could be 3pm or 3am) No warning notices. 

Vegreville has a noticeable drug problem (meth) as do many smaller towns along the yellow head.

If the lease maturity is too far out, enforce the visitor provisions in your lease (mine allows no more than 14 days) and send notice to quit or eviction will be filed. 

I've read (all my knowledge is theoretical) that tenants on government assistance can be really rough on properties (I also see that as painting with a broad brush) but the government assistance side of that is pretty stable income, and it doesn't seem terribly difficult to raise rent either, just requires 60-days notice instead of 30. 

I am not a new investor :) but as someone who is working with them on a daily basis I will rank in order the buyers I am noticing:1.

The appreciation will always increase, but I have noticed better long-term value in small multi-family vs. condos.Do you have a purchase price in mind?
