Colorado law seems to fairly neutral on the topic but I understand many property owners are wary.

I did Sec 8 once, and it was a generally neutral experience.  3-4 weeks to schedule the inspection, during which time I was vacant and getting no rent. 

I am not saying you can't negotiate it another way, but if I were lending to you on a 50/50 deal, I would want 50% of the "profit".If the investor with the spouse objects, then I would suggest we get a neutral 3rd party agent.

Yes, cash flow will be tight or neutral when you move out after a year or two.

We have found neutral colors that are in the more expensive houses, fixtures, etc.. just depends on where we want the price level to be in.

@Jason Ray Richardson That makes a lot of sense, especially when investing at scale - I definitely wouldn't want 30 cash flow neutral properties as the risk in a downturn would be far too high.

It also was an easy place to rent out - fairly new, near military bases, lots of natural light and neutral colors.
