What ways of monitoring for homes for sale have you found are best in the Colorado Springs?

Mueller's market cycle monitor is an interesting report, but I don't use it to pick markets. 

As we try to understand how deep and how long this downturn may last, what will be the most important data you will monitor? 

Hi @Brian Alfaro, you are walking on a well trodden path by having started with SFH's and realizing that they don't easily scale without building and monitoring systems and they are also less efficient than multifamily.I followed the same path and having read a ton of books, decided to pay for a coaching program.

Bigger Pockets has some great state forums and usually there are good locals that monitor those.

I wish we had the same City installed hourly usage system that's available for our home in Scottsdale AZ (pic below) ....but our cities know water charges are a significant cash cow so they have no incentive to offer the same monitoring that AZ has installed.

We also use Ring cameras outside for monitoring.

You can do soft pulls with credit monitoring services.

The best thing is to perform preventive maintenance and have a log on the unit itself, install CO2 and water sensors that can be monitored with an app like a video camera and budget for replacement one thing at a time.
