Our plan is to purchase a B or C class 4 plex and fix it up to be B+ or A class property as there are no 4 plexes we've seen that concentrate on the more affluent market or younger market with a draw to Modernism design.

There is really a science behind coming up with a fair rent price, and tons of research to be done about the area before marketing rental properties.

But from what my repair guy said nothing major at all besides modern updating to kitchen/bath.  

Or if it's really cement like, you could do an exposed brick look and really up your rent (go with ultra modern accessories for that loft look).  

Stick with it- it's not easy... but it's not rocket science either!

It's not rocket science but there is a slight learning curve.

However, FinCEN is modernizing its SAR filing system and intends to establish a uniform electronic form for use by all financial institutions with a SAR filing obligation.

It won't be as nice as replacing it, but at least you can boast that it has wood floors. and by not keeping the honey oak color you are modernizing it as much as possible.
