It may become a landlord issue when housing or health codes require it because the property’s conditions violate health and safety codes.As you mentioned Brian, when I purchase a multi-unit I will likely go under contract with a pest control company because, in this type of dwelling there will be more people in the building with different characters (some clean, some not so), but in a single family home (since €™m not required to) I think the tenant being the only family there, and having more control over the presence or not of pest being in the home should handle it, unless of course we’re talking about termites.I’m all for pre-move in pest control.

The Nine states with a true Series LLC statue are; Delaware, Iowa, Nevada, Utah, Illinois, Oklahoma, Texas, Tennessee, and now Kansas (Yeppie :) Here is an interesting Article about NC recognizing legal internal/external structure from a Series LLC from NV: Sounds to me like one could hold assets in one the Mother I'll call "9" business friendly states, operate a series (or property) in NC, depending on how the operation is structurally performed end up under 9 or NC law in a landlord-tenant or flip limited liability suite, foreclosure, or charging order.

My question is, if I have my lawyer submit a written notice tomorrow (on the 10 day deadline) claiming that I as the purchase inspected the property within the 5 day requirement from the acceptance date, can I then use an official inspection report that was provided on the 10th day as my supporting evidence, even though the “official” inspection took place after the 5 day deadline?
