There is usually a close overlap that gives you a competitive advantage of knowledge or boots on the ground instead of nothing.

A lot of other markets 20 years from now could be ghost towns with little demand.But on the flipside, that safety/security comes with lessor immediate returns, as is a normal balance with investments (more risk traditionally equals more short term gain potential).

Any insight, advice, or knowledge from others would be greatly appreciated.

@Peter Trifan what are you hoping to gain from a course - actual builder knowledge or just a license?

They have a great marketing team and are very knowledgeable.

Fortunately, with my job, I do have people there to discuss it with and learn from, but I am still excited to expand that knowledge base further than my immediate circle.On my personal real estate journey, I am currently under construction on a new-build triplex that I'll be house hacking.

It basically means you know nothing if your only source of knowledge is what the GP said and wrote.
