Hey guys,So for those who didn't know, I passed my test and decided to hang my license with Keller Williams.

The good deals, or even the prize OOH, are being snatched up within one day, sometimes one hour (in my recent experience in San Antonio), so if this deal is hanging out there, it’s because the sharp investors don’t want it.

There is a totally different license to become a real estate broker. you need to first get your real estate agents license and hang your licence under a brokers licence by joining a Brokerage or "firm". after X amount of years and production you can then start the courses and aplication to get your brokers license.

I’ll probably just hang back save and wait for the market to go down unless I come across a crazy good deal.

Getting active in your local REIA, hanging out with similar like-minded investors and building relationships are key.

As a sales person, you’ll need to “hang your license” with a real estate firm. 

Also, you may have to go out of state if you want cashflowing properties, if you’d rather stay local then hanging on to those wouldn’t be the worst idea.
