I am not a W2 employee so constantly limited by my DTI when it comes to bank lending even though I am savvy with saving, house hacking, etc to keep my cost of living down.

I plan to house hack, so I assume I could move to a traditional loan at 5% down at that point.

I plan to focus on short-term rentals in a property that I’m house-hacking, and hopefully move on to multifamily properties from there.I purchased Brandon Turner’s books Rental Property Investing and Investing in Real Estate with No Money Down.

Some people house hack a single family house and rent out additional rooms to friends.  

I am currently house hacking my townhome in Silver Spring, MD and have been doing so for just short of 3 years.

I did find a gutted house for $27k I think I can use this for a house hack and off load some of my maintenance expense for one of my Subcontractors who wants to come to Georgia to retire.

One thing I've learned is that house hacking is definitely a great way to start but sometimes not the best trajectory if you want to scale this fast.

My goal is to eventually move out of my current house hack which is in the center of my small town and very visible to something more secluded.

I've been investing in Columbus for 5 years now with house hacks and heavy rehab BRRR's.

. $350k might be tough to find a quality and viable house-hack.
