Also, comparing professional services to TurboTax is akin telling the restaurant manager that their chicken de bleu is not as moist as a grilled chicken from Walmart. 

DING  DING  DING   We have a winner Give the potential buyer a WOW to take away with them    Even better if you can put in a sliding window with a small simple inexpensive patio    I put in outdoor kitchens with fridge, cook top, gas BBQ grill, bar counter, sink and cement floor for not much over $1000 And 10 hours of my time. 

Perhaps place a couple gas grills in the common areas.

We have a custom covered firepit and grilling area that is a big hit.

@Dennis M.Dennis it is the same reason why my 20 year old son has never experienced being in a head up scrap or called a girls home phone and have to get through a grilling of her dad before passing the phone off to her.

The only negative about the house I used to live in is no master bath per se which is a turnoff for some people - but everything in the house has been updated - whereas most in the price range I'll sell for are dated or just have the basics done to them (by updated - new siding, windows, high end oak trim, new opened up kitchen and not the cheap crap, new driveway - gigantic patio - gas line for grill outside, sprinkler system etc etc.)Anyways best of luck

Also in our logging days and this goes for the development ground as well.My partner Steve would ALWAYS have his cooler with Fresh Salmon some Elk jerky and sometimes steaks  SMoked salmon  all stuff he got on his coastal Oregon property.you walk up to a land owner and hand them half of a side of Fresh salmon caught from the ocean not that junk you buy in the store that is farm raised.. and who you think they are going to call.I called him Johnny  salmon seed..
