What are your recommendations on how I should gently handle this situation?

Hello BPers,We ran into a roofing situation, and we would love to hear your inputs to our situation.We have a rental property in Kent, WA and a couple week back, the tenant reported observing moisture on the wall and mold on the carpet. 

I gently told her "if you want to get this, we can afford it but just to be safe you need to work one day a month more". 

Low cost, resilient, no worries about moisture, expansion/contraction, easy to lay, and easy to replace damaged pieces. 

Use greenboard if you build a new bathroom and also a more moisture resistant paint, such as a good semi-gloss.Retrofitting older bathrooms with fans is not always easy, because you ideally need to vent to the outside. 

The digital moisture gauge they used detected lots of moisture on top of the planks, and none in our carpeted rooms.  

Keep in mind this is with me taking care of it with kid gloves and using gentle, non-abrasive cleaners because I'm the actual owner.

Selling my personal house...there was a crawl space moisture issue that has been 100% repaired.

This is my first time posting here and I’m in the middle of trying to figure out my first deal, so please be gentle!

Since it won't be in the bedroom dealing with moisture - would I need to vent it outside or would venting it to the attic space or right underneath the roof vent be sufficient?
