[Need Advices] - Roofing Leak

Hello BPers,

We ran into a roofing situation, and we would love to hear your inputs to our situation. We have a rental property in Kent, WA and a couple week back, the tenant reported observing moisture on the wall and mold on the carpet.  Our contractor took a look and assessed that the water is coming from a leaking roof.  The roof was installed in 2014 and under warranty, so we called the roofing company to take a look.  The roofing company took a look and said that the moisture is not coming from the roof and it might be coming from a power box connecting to the outside wall and moisture coming from underneath the house.  As we are not in town at the moment (my dad is sick in Canada), we wasn't able to further collect evidence to proof anything, and have to wait for our contractor to go back to the house to collect evidences.

Today, we got an emergency service request from the tenant, and the house was out of power.  We got our contractor out to the site, and he confirmed the power outage was caused by the roof water leak to the fuse box. He took some photos and videos as proof of evidence, so we have reached out to the roofing company again, demanding for the repair, and currently waiting for a reply.

Our biggest fear now is that this roofing company denies responsibility of the fault again.  We want to know if this is the case, what can we do in this situation?  Anyone has experience similar situation, and what are the ways to solve them?  Do we hire an inspector to collect evidence, another roofing company to fix the roof, and a contractor to fix the other damages caused by the leak?  Then, we take this company to court?

We would love to hear your advice.

Thank you,

VZ
