I really want to buy a rental asap due to money making machines this beach town brings but I don't want to have to wait until my DTI comes down.

These aren't quite the grind that the first couple of deals were, but we're wondering: when do the systems take over and the business become a well oiled machine? 

It might not be a cash flow machine today, but if you stay with it, keep good tenants in it, and fix what needs to be fixed when it needs to be fixed, it will be a wealth creator for you.Best of luck!

It's not a grand slam cash-flow machine.

We will build an 8 unit complex with covered parking and potentially a value add by building a side building with coin operated washer and dryer accompanied by a vending machine that's loaded with materials related to washing/drying clothes.

--> I was trying to earn as much sweat equity as possible and only invested about $25,000 into the deal to make that happen.The house is a three-story cash machine.

They weren't open but that was ok cause I could just use the pop machine.

Beyond that an ozone machine is your friend.

The low-hanging fruit is gone, but if you're willing to work hard by getting off the beaten path and overturning a lot of rocks, you can be quite successful.And there are several resources - quite a few folks here on Bigger Pockets and the many specific BP posts and forums from those knowledgeable Investors & Owners, your State Self Storage Association, podcasts, You Tube Videos, and some of us even have written books and/or have meetings and trainings too.In other words, there's quite a bit at your disposal.
