@Alpesh Parmar Fortunately, the maintenance part of the company seems to be somewhat separate from the listing part of the company.

I was also pretty fortunate for the market appreciation in Sioux Falls, SD at the time.

I've resulted to searching for off market properties with not much fortune in that area as well....yet.

I have guys who can finish the building after its framed but the cost of foundation, framing, paving, water and sewer lines cost a fortune..To me it doesn't make sense if it's not high-end A class..

Fortunately for me, back then, properties were much cheaper so the reserve requirements were more attainable. 

@Scott Trench  When bending over, I just ask for vaseline....Seriously it drives me crazy, we are young , healthy,  pay a fortune in premiums.  

But my friend had a spare weekend to do the sanding, so I took the help while I could get it... fortunately I work at a manufacturing plant, so there is plenty of cardboard and fabric laying around I’ll put down now.

BTW appreciation makes you a fortune when acting on a lot of rentals (all with max LTV IE max debt).
