Searching for a multifamily property

I was recently approved for a FHA loan for under $100k. My initial strategy is to find a 2-4 multifamily property to help get my passive income journey started. Being that the property has to be FHA approved and already liveable, the market climate here in Cincinnati, OH isn't very fruitful. As soon as a property hit the market a second later it has already gone pending. I've resulted to searching for off market properties with not much fortune in that area as well....yet.
