So last night I had my first encounter with vandalism on a 3 unit property that my father and I just bought and are rehabbing ourselves.  

Making houses into a place someone else can be proud to call home would be an extremely gratifying career for me.I would love to hear from any real estate investors in my area that I can possibly gain some knowledge from or any new investors that could be potential team members.I look forward to all the new faces I am going to meet and experiences I will encounter on this new chapter in my life.

Hi Darin,I'm in Dripping Springs, and have followed your story and though it sounds like a scary encounter, you seem to have a good attitude through it all, certainly a positive characteristic to keep moving forward.

FYI, the Tyler Board is one of the most expensive I have encountered. 

Sounds like the sellers you've encountered just aren't highly motivated (yet).#1 you can handle by doing some due diligence and filtering your list better; #2 is just a numbers game -- for every truly motivated seller, you'll talk to 10, 20 or 30 not-so-motivated sellers.  

Recording of the substitute trustee - this too is a part of the foreclosure process in many cases and is a fee passed on to the borrower.So, there is really only one fee there which is questionable and that could just be slang term being used and is most likely legit.The problem you may encounter here is that one demand was for a reinstatement and the other is simply the responsibility of the Borrower per the documents.

Another red flag we encountered were those that said "we have to have another place by ..."

The latest ones by Dion on Sub 2 and notes is a prime example its amazing someone of his knowledge base would take the time to share that here.So what works and is everyday business as usual for those in the business and what those that are trying to invest in real estate encounter are just two different things.
