My company does over 30 DSCR loan transactions a month, so I definitely have a lot of experience with that program.Mid term rentals can be tough, but they can be done.LTR (long term rent) is easier for DSCR, that would be a traditional 1 year lease tenant.I'm very familiar with the OH state market, if you have properties in mind you want to purchase, they most likely will qualify for LTR so you can do a DSCR with 20% down. 

And wholesaling is all about catering to INVESTORS, not REA or Brokers who will get most commission out of the transaction. 

Anywhere inside the loop, or right at the border outside are some good options that will attract young professionals that are going to be more likely to rent by the room.

Most employers now direct-deposit, so you can also cross-verify the legitimacy of paystubs (are their payroll deposits equal to paystub income?).

You'd need to enlist one anyway if you go through with the 1031, so asking someone who really knows the ins and outs of a complicated transaction like this would be a good first step.Best of luck!

In terms of vanilla transactions, they are ok and will close, but there are better, cheaper, faster options out there.  

I know because I was part of that measure, as I worked with Dr Without Borders getting N95 masks out as I scoured and found "hidden supplies" from various home services warehouses and got them out there into medical services circulation.

They may be family/friends but it is still business and having your t's crossed and i's dotted will save you trouble down the road.
