I have learned that some areas of Houston are micro climates that you need to be aware and stay away from and others that may be a great area to buy.

Unless you are very comfortable with the major economic drivers and local/regional political climate (tax law, tenant rights...) of the market you're considering putting money into, it's always best to start by finding someone, as they say, with "boots on the ground" who really understands where things are and why.

I heard from the other investors that garland area is one of the good area to concentrate. what are some of the things I have to keep in mind about the garland location from geography, climate , security perceptive.

Not to mention the more favorable business climate being offered elsewhere.One of the reasons I decided to invest out of state is because of the massive fluctuations in home prices here.

Those who actually need these accommodations tend to have severe anxiety / panic disorders.

This offers a faster acclimation process and can be installed in locations with climates in which natural hardwood isn’t recommended.

I grew up in Houston so it saddens me to see it, but we are seeing the effects of climate change there where huge floods are not a rare occurrence anymore in Houston.  

It's no secret the boomers are heading to warmer climates in the south.

Then stop talking...let the realtor tell you if the properties you're seeking even exist in those markets at that price point, what the buying/selling climate is at the time, and how they do business. 

You've got huge migration from California folks looking for more affordable housing, and baby boomers by the dozen retiring and wanting to live out their golden years in warmer climates.
