As a recent college engineering grad who formerly had only been exposed to the typical American life (piling on as much debt as possible in hopes of keeping up with the Joneses), you guys have really got the gears turning in my head and have opened a new way of thinking for me.After recently obtaining a good paying job, I almost made the mistake of buying a new truck and taking on some of the other bad debt that comes with most college grads; instead, I have chosen to put my eggs in the real estate basket.

The reason I have chosen to start with 2-4 units is because they qualify for FHA loans and I do want to house hack through this process as well so I would be living in a unit for at least a year (meeting the limitations of the fha loan), getting to know the tenants coming in to occupy other units and understanding exactly how it is to live in the property to be able to provide the best quality of life for the tenants.

Some buyers are getting smarter about looking to see if permits were pulled and closed for work performed, but a lot aren't so it is a gamble at sale.

I don’t really want to put the branding of my chosen brokerage, or my broker license number or anything like that on my website, business cards, lead pages, Facebook ads, printed mail marketing, etc.

Gathering the knowledge and confidence to feel like it's an investment decision rather than a gamble is the part I need to overcome. 

They have not done a consolidation as they will not get approved and his father has a gambling problem.
