It isn’t a team if the team members refuse to collaborate.

Just one idea, but probably a dozen ways to accomplish this. 1) Father drops the property into an LLC, if it isn't already2) You and Sister are introduced as "profits interest" members of this LLC3) You can then structure how the profits are shared, but Dad owns all of the appreciation that has already occurred, and would get a step up upon death. 

Way I differentiate is private money may be a friend or family member vs. hard money which is a company or someone else.

Also i think it may be size of property. my experience and discussions, VRBO tends to be older members looking for larger properties.

Now that BP has somehow determined #1 status for some members it might be fun to do a weekly podcast with the #1s in a round table. 

There is  a great group of members on here to connect with.

@Don Konipol, I have the same issue with what could be a perfect rental for members of the military.

Reach out to a few and see who you like and who is accepting new clients.You can also ask members of your local real estate investors association for real estate accountant recommendations.Good luck.
