Buying distressed properties is half the battle, the other half is dealing with contractors and getting the repairs/updating completed, which you may already have the capacity to do in your business?

It is not clear if the Borrower has any capacity to increase their income in the future.  

We may not treat renting as that in a legal capacity, but how is it different then DirectTV or cellular service?

I'll note, my self-directed retirement background has afforded me the experience of working with multiple turn-key companies in the past in different capacities. 

Besides, 90% of the lookers have limited capacity to execute and/or plan on placing low ball offers to which the owner will probably not bother to counter.  

In this respect, Illinois authorities, recognize the general rule that rights under a contract are freely assignable.As a general matter assignments are governed by contract law, and an assignment is subject to the same requisites for validity as are other contracts, such as intent, mutuality of assent, capacity to contract, legal subject matter, and consideration.

In what capacity?

You have to be able to both recognize the opportunity and have the capacity and education to be able to execute on the opportunity. 

The question is, does the advisor really have the experience, knowledge and legal capacity to advise the public?
