Zillow is a very efficient data aggregator, so the market will behave accordingly and most things there will trend to the real value given all information.Where you can find an advantage is having an alternate source of information, and combining it with an efficient source like Zillow.

And so far the interest rate on any portfolio loans I have come across are a bit too high for my targets.At the moment, the best strategy seems to be: having my parents cosign for the loan and go conventional for the low interest rate. 

These type people have well behaved kids and pets. 

Also, considering that I will be having the garages demolished, could I possibly get a lower rate by having one company perform both tasks and haul away the contents in their dump trucks or put it in their dumpster if they go that route.

They could be having a similar issue.  

Some areas may have higher quality tenants who will behave differently regardless of laws in place.

Of those, only one was due to animals and the rest were due to poorly raised children or poorly behaved adults.At least I can charge extra for animals. 

When a renter has to pay first month's rent plus two months for a deposit, they behave and return the property in good condition.
