If you are working with a lawyer then you should be getting the advice you need. 

Whether it’s helping a seller get their property in better shape for showings, structuring a deal that works for both parties, or connecting the right people, there’s always a way to add value.

If you can network and work with a larger wholesaler to get you going I would.

As a real estate agent, I work with a lot of investors and home owners in the south shore excited about this and looking to take advantage of it. 

I am working on my first BRRR, and am close to finishing up the rehab.  

Essentially I am looking for a clean way to organize everything as right now its very messy with how my current accountant is working things as he doesn't specialize in real estate.

Work in a balance reduction if you pay it off early?

@Randy Fitzgibbons - I'd recommend going with contractors who have experience with deals like this AND have experience working with banks/lenders for 203K rehab deals.

A strategy I have also seen work is actually offering tenants money to leave.
