Hi Luis,It sounds like the larger property would cash flow around the same percentage range but the appreciation potential likely higher for the 750k property.

I came across a website called Niche.com, and it tells you a little bit more about the demographics of an area, and one thing specifically it told me was about the percentage of people who rent/own in that zip code.

It's likely that your credit plummeted due to using a large percentage of your available credit. 

Ideally you (the lender) would be a passive partner in the company, take a percentage of the net profit from each deal, and not be involved in the day to day operations.

In all markets, basing these expenses as a percentage of rent is not logical. 

If you do not have the cash,look to bring on a partner to bring in some of the cash and give them a percentage of ownership in the project.

I predict that it is more likely that we will see a law or 2 that come through the AZ pipeline that let towns/counties choose to restrict the percentage of STR's, with a hard stop on a max percentage.

FYI, State Farm, at least here, uses a percentage of the dwelling coverage as the deductible amount.

Typically property managers charge the following:-Monthly percentage-Finding new tenants-Renewals-Charge on top of maintenanceSo even though it is 10% of the gross rent, often times it can be really as high as 18% when all is said and done.
