If you are not a licensee, and you charge for what an agent does, you could be in violation of local laws.As you said, you want to get into wholesaling, as far as I know, there is no set price for flipping real estate.

The reason behind this is you are licensed by the state and in order for the public to have continued trust and confidence in licensees they mandate agents present an agency disclosure upon "first substantial contact with potential client".

@Rob BelandThis is all I found:16) Delete sub-section 10.12.2 and replace it with the following:10.12.2 Prohibited AppliancesThe following equipment shall be prohibited:(a) gas range ovens, broilers, or top burners for space heating purposes;(b) gas ranges with match-lit ovens;(c) any commercial cooking range without a listed oven safety pilot; and(d) appliances not in compliance with the statutory requirements of M.G.L. c. 148, §25E.It came from here: http://www.mass.gov/ocabr/licensee/dpl-boards/pl/r...I have always believed the intent was to take these out of circulation when they fail, though I can't for the life of me find where it says they cannot be repaired.

@Jonathan Johnson I just went through the process of becoming licensed and there's a lot of "start up fees" such as test fees, new licensee fees, office fees, pre-licensing course, finger printing fees, realtor dues, marketing expenses, MLS dues, continuing education requirements, ect and let me tell you.. it all adds up.
