When I went to take a look at the property the only security measures he has is a chain link fence with a front gate, which is currently wide open.  

Is this something worth pursuing right out of the gate or would you suggest getting experience with traditional rental properties beforehand? 

You'll lose a lot of deals submitting your best offer as the offer out of the gate because many people want to work through a negotiation for sport or to see if you can reach a more mutually beneficial agreement.Offer sounds strong, don't hesitate to tweak it to get this one done.

Some of my other clients who started with high rises decided to go with smaller single family homes in guard gated communities.

They removed the gate so all Residents, as well as total randos, can enter/exit at will for a few weeks until the new one gets shipped in.

Hopefully that question will open up a flood gate and get the seller talking about the house telling you beds bath etc etc.

I went over to chase them out and close the gate.1/2 of the fruit trees were dead.

Maybe start running cash for home ads or direct mail.But finally someone new in here actually has the right game plan out of the gate!
