After seeing the appliances in person, we decided to keep the range and replace the fridge and dishwasher.  

On the heels of@Dawn Anastasi 's advice, buy yourself a multi family home (MFH) and see if you live for free.  

I spent twenty years working in restaurants, working my way up from Dishwasher to Head Chef so I embrace hard work and a good challenge.

Another Texas rental needs a new dishwasher. 

He agreed to have an electrician bring the kitchen up to code, is hiring a sheetrocker to repair all the sheetrock, replacing the kitchen cabinets, and replacing the SS dishwasher to match the fridge/microwave/stove....and my offer is still $49k.I also talked to him about the foundation and they had it inspected by a structural engineer and repaired for $13k a couple years ago.

Just from the look of it, the washer and dryer and dishwasher might not be in great condition or working properly.

I wrote a post on another thread that it dawned on mebetween BP,  various guru's , all sorts of webinars that BP and all these places are pumping out more wholesalers than there are deals in many markets there by totally cannibalizing themselves.   

Sources include dishwasher or washing machine overflows, flush from sink drains, and toilet overflow with some urine but not feces. • Category 3.

Four lines, and a total of 30 amps per unit means that luxuries like a garbage disposer and a dish washer are likely to cause more trouble than they are worth.
