You have to be very selective, and you need a long-term outlook to make sense a building in Chicago.

The way you describe it, it seems like its more than just inexpensive material selections.  

I am already doing the marketing (placed bandit signs, launching FB ad next week, selected   databases to purchase the list of properties that fall under high equity, vacant and other criteria, to be skip traced and cold called  and etc.). 

I am particularly interested in purchasing my first investment property as a short-term rental (STR).After analyzing recent data from AirDNA, I have identified several promising areas: Douglas, Saugatuck, Fennville, and I am also exploring opportunities around Stevensville and New Buffalo.I understand that regulations around STRs vary widely, and I've taken the time to study city maps to identify areas where they are still permitted.

If it is i am with @Greg Scott  if you have vetted the contractor and they are licensed for what you are doing and you checked references then let the PM know you have selected someone else. 

We currently do not have a home selected IF we were to sell but we are thinking the Lake Stevens/Snohomish or Cashmere/Peshastin area if possible.

That’s a wide generalization and I’ve seen people that make $200k or more a year be total jerks and trash units, but I kind of get what he’s saying.

Essentially he rehabs his properties to make them undeniably high quality (not just "good enough" for section 8) in order to generate a huge demand and thus be able to be extremely selective in his tenant screening process.
