Just talk to a couple of lenders, there is no needvfor any face to face meeting.....email and a consulate for notarizing any docs and Fedex....happens every day.

If I have a warranty deed done and notarized where I live is the County Clerk in Tx going to care it was not notarized locally?  

It was incredibly frustrating to show multiple jumbo lenders all the notarized, recorded, filed, etc, paperwork/maps/surveys/prop_tax_docs/etc showing the parcel split was unambiguously complete and a done deal years prior, and them to say "no, this doesn't fit in our little box unless you can get a prelim with only 1 APN, loan denied, we don't care about 25% down, 36 months of reserves in a retirement account almost as large as the loan amount, and an 800 FICO score" repeatedly when these were portfolio jumbo lenders to begin with. 

Now one is in treasury dept and overlooked a whoopsie I did last year without making me go back to the seller and get another notarized sig.  

It hasn't been written here yet but the partial waivers, final waivers should be presented to the owner for payment WITH the sworn and notarized contractors affidavit.

I don't know about Oregon laws,but Federal Laws about lending hard money on owner occupied, flip or not, are pretty darn restrictive.

The other bank I looked into needs a notarized signature from the tenant which I don't really want to bother them to do this.
