I have talked to a few lenders who say that I cannot count future rental income and it is making it difficult to qualify for a loan based on my income alone.Any pro tips from current house hackers on this?

In my market, Columbus has appreciated so much in the last few years and the rents haven't caught up so there isn't a lot of margin for a house hacker to cash flow positive while living in a unit. 

I'm looking to purchase this property as a house hacker to make some updates and expand my portfolio from (1) duplex to then (2) totaling four units and two properties.He claims he's never had issues keeping tenants and it's a decent neighborhood. 

Are there any current house hackers that can give me some advice?

Now I am full time realtor,  I run a monthly REI meet up, I help new house hacker and MFR investors find deals, and best part is I show agents on a national level how to do it.
