Asking because my son has an attic apartment in his house which is a stone’s throw from a hotel, a 3 building campus for a tech employer and they are building a mega 7-11 type store in front of the hotel...walk to all three.

Then they have to sit there until it's done, to make sure nobody throws their underwear out on the floor, listening to everybody else's kids running around screaming (Our kids are very well-behaved, naturally).

Do I have to store his stuff or can I throw it out?

I cant imagine more than a 100 or so people ending up over there...which gives me a sense that out of state people are just going to throw money at properties here without any sense of where people will live and why.

But everyone has differnt goals so to one person a 6 cap might look good because they're doing a value-add and want to increase IRR to 30% in a couple years and throw a couple hundred k at it. 

then why buy them if they don't throw off some net spendable.

As a noob people are just throwing junk at you saying its a good deal

So I would be leery of lowing the 2.5X just because that does not leave a lot of margin for the unexpected events that life throws. 

However, don't abuse that because if you start throwing out left right and center and piss them off, they're going to tell you to stop and not work with you again.

Not that I want a "short work around", it's the point of why throw my dollars away when I already have all the resources and knowledge to do it myself?
