The shorter amortization bumps the payment up $2k/mo, but at the profit levels of these types of facilities, that's a drop in the bucket.

I do think Florida in general has the ability to see some strong appreciation and rent growth after 2026/2027 because new construction starts for residential housing (especially multifamily) have dropped substantially.

When you go to B grade or higher the ROI generally drops & your field of applicants qualifying does to.   

We always thought we would hold this property as long as we can, and cashflow is not really an issue but thinking about dropping 100k on repairs for a property that is cashflow neutral at best gives me major heartburn. 

I have no idea what the outside temperatures are (ie it is really hot out or cooler) and is she doing things to help keep the house cool?
